Q. WHAT ARE THE BUILDING’S HOURS OF OPERATION?
A. The building is open from 6:00 AM until 6:00 PM, Monday through Friday, except Legal Holidays. All tenants must sign in at the security desk after-hours, present a photo I.D. and be on the tenant’s after-hours access list.
Q. WHAT ARE THE MANAGEMENT OFFICE HOURS OF OPERATION?
A. The Management Office is open from 8:00 AM until 5:00 PM, Monday through Friday. The office is closed on Saturday, Sunday, and Legal Holidays.
Q. HOW DO I CONTACT THE MANAGEMENT OFFICE AFTER NORMAL BUSINESS HOURS?
A. The Tampa City Center’s phone lines are answered by our 24-hour security staff after-hours. The security officer on duty will contact the engineer on call to assist with addressing immediate tenant needs.
Q. WHAT ARE THE WAYS I CAN SUBMIT A SERVICE REQUEST OR A WORK ORDER?
A. For all service requests, you may contact the Management Office directly at (813) 223-5008 during regular business hours and after hours as well. This phone number is answered 24 hours a day. Tenants also have the option of entering work orders directly through our web-based work order system. Please call the Property Management office to be set up with system access.
Q. WHAT HOURS DOES AIR CONDITIONING RUN AND AM I ABLE TO REQUEST EXTENDED HEATING AND/OR AIR CONDITIONING?
A. The building provides heating and air conditioning to the tenants according to their lease guidelines, which is usually 8:00 AM until 6:00 PM, Monday through Friday. Any tenant requiring lights or air conditioning beyond these hours should call the automated service line and enter their suite’s code for these services. All after-hours air conditioning is subject to an additional charge, currently $17 per hour for Fan Coil use and $45 per hour for Full AC.
Q. HOW OFTEN DOES OUR OFFICE SPACE GET CLEANED?
A. The building janitorial crew services the building and your office space on a nightly basis, Monday through Friday except Legal Holidays. Cleaning crews typically start at approximately 6:00 PM and may work until 10:00PM.
Q. HOW CAN NAMES BE ADDED AND/OR REMOVED FROM THE BUILDING DIRECTORY?
A. The building’s electronic tenant directory, located on the second floor near the security desk, lists each tenant’s company name as well as employees, if requested. To request a change to your company’s directory information, please send an e-mail outlining the changes to: abby.phillips.cushwake.com.
Q. WHEN THE POWER GOES OUT, WHAT DO I DO?
A. If you experience a power outage, please contact the Management Office immediately at (813) 223-5008.
Q. WHEN AN INCIDENT OCCURS (I.E., SOMEONE SLIPS AND FALLS OR HAS A MEDICAL EMERGENCY), WHAT DO I DO?
A. If required, contact the appropriate medical authorities (911) and then contact the Management Office. The Management staff will be able to promptly dispatch personnel to ensure that the medical authorities are directed to your space as quickly as possible.
Q. WHERE SHOULD DELIVERIES BE DIRECTED AND AT WHAT TIMEFRAME ARE DELIVERIES PERMITTED?
A. All deliveries should be directed to the loading dock in the rear of the building. The loading dock is open from 5:30AM to 5:30PM Monday thru Friday. All delivery personnel may access the loading dock on a first come first serve basis with a 45 minute time limit. All large deliveries (furniture, filing cabinets or large objects) MUST be made after normal business hours (between 10:00PM and 8:00AM the following morning) or on weekends. Large deliveries are required to be scheduled through the Management office with a minimum 24 hour advance notice.
Q.WHAT ELEVATORS SHOULD DELIVERY PERSONNEL UTILIZE AND WHAT ARE THE PERMITTED HOURS OF USAGE?
A. All deliveries must utilize the building freight elevator; no deliveries will be permitted to use the passenger elevators. Freight elevator usage is on a first come first serve basis.
